Real Geeks is one of the most popular lead generation platforms for real estate agents: an IDX website, a built-in CRM, and ad campaigns that send buyers and sellers to your site. When someone registers, Real Geeks creates the lead and its own AI can start a text conversation. What it doesn't do yet is pick up the phone. This guide covers what Real Geeks handles on its own today, and how connecting an AI voice agent adds calls to every new website lead.
At a glance
- As of November 2026, Real Geeks' Geek AI texts leads now; AI voice is listed as coming in late 2026.
- The AI voice agent texts and then calls every new website lead automatically, within your calling hours.
- Every call and text is logged to the lead's Real Geeks timeline with a summary and the details collected.
- Missed inbound calls are answered too, and matched to the caller's existing lead or added as a new one.
- Reactivation campaigns can call through your older Real Geeks leads as a paid add-on.
- Setup takes about 15 minutes of your time.
What Real Geeks Does on Its Own
When someone signs up on your Real Geeks website or is added to the CRM, Real Geeks creates a lead with its own Lead Details page, showing their activity on your site. Real Geeks' AI assistant, Geek AI, can then start a conversation. According to Real Geeks' own Geek AI page, as of November 2026:
- Geek AI Text is available now.
- Geek AI Email is listed as coming soon.
- Geek AI Voice is listed as coming in late 2026.
Real Geeks has also said it's working on CRM Call Insights, with call recordings, transcripts, and AI call summaries, but hasn't given a launch date. So today, a Real Geeks lead gets a text. Whether they get a phone call depends on whether you see the alert and have time to dial.
That gap matters more than it looks. Real estate leads are often contacted by more than one agent at once, and the one who actually talks to them first usually wins the relationship.
What Happens When a New Lead Registers
Once an AI voice agent is connected, Real Geeks sends each new lead to it the moment the lead is created. From there:
- The lead is checked. Website leads with a usable phone number go ahead. Leads you or your team enter by hand are skipped, and you can exclude specific lead sources.
- A text goes out right away, introducing your business and opening the conversation.
- If they reply, the conversation continues by text and the call is cancelled. Plenty of buyers prefer to start that way.
- If they don't, the AI calls them a few minutes later, within the calling hours you set. It qualifies the lead (buying or selling, area, budget, timeline) and can book a call or showing straight into your calendar.
- If there's no answer, it leaves a voicemail and tries once more a few hours later.
That's the default sequence, and every part of it is adjustable: how long to wait before calling, how many retries, what the text says, and which sources to include. If you'd rather call first, the AI can call a new lead in as little as 30 seconds.
Because these calls only go to people who just registered on your site, they're going to people who asked to hear from you. That's also what keeps your phone number's reputation clean and your calls getting answered, which we've covered in whether leads actually answer a callback.
What Gets Written Back to Real Geeks
You shouldn't have to check a second system to know what happened. Every call and text conversation is added as a note on the lead's Real Geeks timeline, including:
- An AI summary of the conversation
- The details collected: budget, area, timeline, and whether they're buying or selling
- A different callback number, if the lead gave one
- Any appointment that was booked
- Unanswered attempts, such as "voicemail left" or "no answer"
The full transcript and recording are emailed to you after each call. Writing the full transcript into Real Geeks, or updating the lead's status, can be added if you want it all in one place.
When a Lead Calls You
The integration works in the other direction too. For realtors, we typically set things up so your own phone rings first, and the AI only answers when you can't. When it does:
- If the caller is already a lead in Real Geeks, the call is added as a note on their existing record.
- If they're new, a new lead is created with the source "AI Receptionist," using the name, email, and buyer or seller details from the call.
One practical note: Real Geeks doesn't let outside tools look a lead up by phone number, so the AI recognizes leads that Real Geeks has sent it since the connection was made. To recognize long-standing leads who haven't been active recently, we can import your existing leads' phone numbers during setup.
Reactivation Campaigns: Bringing Old Leads Back
Most Real Geeks accounts are sitting on hundreds or thousands of leads that registered months or years ago and never turned into a client. Nobody has time to call through all of them by hand, so they quietly go cold. A reactivation campaign puts the AI voice agent to work on that database.
We pull the leads directly from your Real Geeks CRM, so there's no exporting spreadsheets or re-entering contacts. Together we decide who to include, such as buyers who registered in the last year or sellers who requested a home valuation, keeping Do Not Call rules in mind. The agent then calls through the list at a steady pace within your calling hours, checks whether each person is still looking, and books a call or showing with you for anyone who's ready. Every conversation is logged back to the lead in Real Geeks, just like a new-lead call.
Campaigns can also respond to new activity. Real Geeks reports when existing leads view properties, save favourites, click listing alert emails, or request a home valuation, so a call can go out when an old lead shows fresh interest. A lead who's looking again, and hears from you within minutes, is one of the warmest conversations an agent can have.
The benefits add up quickly:
- You've already paid for these leads. Every lead in your database cost something to generate, whether through ads, your website, or your time. Reactivation gets more value from that spend instead of buying more leads.
- Timing changes. Someone who wasn't ready to buy or sell six months ago may be ready now, and the agent who reaches them first has the advantage.
- Your whole database gets covered. Instead of the handful of old leads you get around to calling, every lead in the campaign gets a real conversation.
- Your time goes to the ready ones. The agent handles the "are you still looking?" calls and only books time with you for leads who want to talk.
Reactivation campaigns are a separate service and aren't included in any monthly plan. They're priced based on the size and scope of the campaign, so book a consultation and we'll put together a quote for your database.
Working Alongside Geek AI Text
If both Geek AI Text and the AI voice agent are on, a new lead could get texts from both. The simplest setup is to turn Geek AI Text off for website leads while the voice agent is handling them, since the voice agent sends its own opening text and carries on by text if the lead replies. If you'd like to keep Geek AI Text running, the voice agent can instead be set to skip or delay leads that Real Geeks has already texted.
Setup
Connecting takes two steps in Real Geeks, about 15 minutes of your time:
- Give Canadian AI Lab access to your Real Geeks site. This lets us post call and text notes to your leads.
- Add a custom API destination pointing to our system, so new leads and activity are sent over as they happen. Every delivery is verified with a shared secret.
We handle the rest: configuring the agent, its scripts, your calling hours, and the lead rules, then testing it end to end with a test lead. The phone side (your number, missed-call forwarding, and how the agent introduces itself) is set up the same way as for any client. Most agents are live within a week, and most of that is waiting for access to be granted.
Try It First
Before connecting anything, you can hear what your leads would experience. Our real estate demo lets you chat or talk by voice with an AI assistant set up for real estate agents.
Frequently Asked Questions
Does Real Geeks have AI phone calling?
Not yet. As of November 2026, Real Geeks lists Geek AI Text as available now, Geek AI Email as coming soon, and Geek AI Voice as coming in late 2026. Call recordings, transcripts and AI call summaries are also still in development. An AI voice agent connected to Real Geeks adds phone calls today.
Which Real Geeks leads get an AI call?
New leads who register on your Real Geeks website and leave a phone number, including leads from your Real Geeks ad campaigns that sign up on your site. Leads you or your team enter by hand are skipped, and specific lead sources can be excluded. Older leads can be called through a reactivation campaign, a separate paid add-on that pulls leads directly from your Real Geeks CRM.
Are reactivation campaigns included in the monthly plan?
No. Reactivation campaigns are a separate service, priced based on the size and scope of the campaign. We pull your older leads directly from your Real Geeks CRM, decide together who to include, and the AI voice agent calls through them and books calls with anyone who is ready to talk. Book a consultation for a quote.
What shows up in Real Geeks after the AI talks to a lead?
A note on the lead's timeline for every call and text conversation, with an AI summary, the details collected such as budget, area, timeline and whether they're buying or selling, any alternate callback number, and any appointment booked. Unanswered attempts are logged too. Full transcripts and lead status updates can be added.
Can I use it alongside Geek AI Text?
Yes, but the simplest setup is to turn Geek AI Text off for website leads while the AI voice agent is handling them, so a new lead doesn't get texts from both. The voice agent sends its own text first and carries on the conversation by text if the lead replies.
How long does it take to connect an AI voice agent to Real Geeks?
About 15 minutes of your time. You give Canadian AI Lab access to your Real Geeks site and add a custom API destination so new leads are sent to us. We handle the rest of the configuration and test it with a test lead, and most agents are live within a week.
